Background

In 2021, the Caisse d’Épargne des Hauts-de-France is moving into the ShAKe building located in the heart of Euralille, the third largest business district in France.

For this futuristic design, the French bank is not short of ambitions, it is aiming for two green labels:

✅ BREEAM with very good rating
✅ BBC Effinergie renovation – level E2C1

This energy challenge, entrusted to Accenta engineers, provides for the regulation of the consumption of more than 1,200 pieces of equipment (cold units, AHUs, lighting, fan coils, air handling units, etc.).

Indeed, ShAKe is not a building like the others:

✅ It is one of these modern structures designed as a tertiary ecosystem where city and nature, economy and social life, work and relaxation are combined.
✅ Its golden, spiral-shaped silhouette, for example, houses a walking circuit that leads to a vegetable garden set up as a terrace or even a belvedere.

The main difficulty of the mission is to uniformly manage the many functional areas dedicated to very different uses: offices, restaurant, gym, coworking spaces, etc.

  • Customized solutions from Accenta

  • The preliminary study carried out on the site recommends the installation of a smart BMS Accenta composed of the following modules:

✅ Ambient sensors (temperature, brightness, CO2 and humidity levels) and energy consumption (gas, electricity and water)
✅ A hypervision platform to reliably monitor energy consumption data (IPMVP)
✅ An Energy Management and Artificial Intelligence duo for automated control of the BMS

Customer benefits

In addition to reducing energy consumption by one third, the operators and occupants of the ShAKe building now benefit from multiple advantages:

✅ A building in compliance with the BACS decree and ready to meet the first consumption targets of the tertiary decree (- 40% in 2030)
✅ Efficient management of the technical and energy equipment of each functional area
✅ Guaranteed premium comfort for tenants

Info BACS decree
By 2025, BACS legislation will require the installation of a BMS in commercial buildings whose heating system exceeds 290 kW (70 kW from 2027). Several secure schemes, such as Energy Savings Certificates (Certificats d'Économie d'Énergie - CEE) and Energy Performance Contracts (Contrat de Performance Énergétique - CPE), enable you to finance up to 100% of your BMS project, including technical support from A to Z.
